    On March 5, the US Green Building Council (USGBC) and Green Business Certification Inc. made headlines with their announcement that Vietnam has ascended to eighth place in 2025, boasting a remarkable 2.6 million square meters of LEED-certified space across 100 projects. This achievement represents Vietnam’s debut on the global ranking, illustrating a significant leap in sustainable building practices within the country.

    Just two years prior, Vietnam occupied the 28th position in the same ranking for countries and regions outside the United States, which emphasizes the swift and transformative adoption of green building initiatives. This rapid change highlights a growing recognition of the importance of sustainability in the real estate sector.

    The USGBC emphasizes that this ranking is based on the total annual certified gross square meters of LEED projects, which reflects the ongoing momentum and scale of sustainable building efforts. Vietnam’s entry into the global top 10 illustrates the active participation of developers, aligning real estate investment strategies with environmental standards.

    The rise in LEED-certified projects in Vietnam is indicative of a broader transformation in the property market, where sustainable performance and operational efficiency have become vital competitive elements. Developers are increasingly adopting green certification frameworks across various properties, including office buildings and industrial facilities, as a means to attract international tenants and fulfill environmental, social, and governance (ESG) requirements.

While certification does not guarantee price premiums, aligning with ESG criteria can enhance asset liquidity and valuation stability, particularly appealing to institutional and international investors.

    Luca Vadala, the national head of Business Development at IFM Services, Savills Vietnam, corroborates this trend: “Industrial and logistics assets are increasingly at the forefront of Vietnam’s sustainability transition. The industry is evolving beyond design-stage certification toward the emphasis on measurable operational performance in existing facilities. Today, sustainability encompasses lifecycle cost optimization, quantifiable environmental impact reduction, and the creation of healthier work environments that sustain asset value over time.”

    As more properties integrate measurable sustainability practices, the standards for green performance are becoming intricately woven into asset valuation methodologies rather than existing in isolation. This evolution epitomizes a maturing market in which environmental compliance, operational clarity, and financial durability are interlinked.
