Prodezi Eco-Industrial Park: A Model for Sustainable Development

The Prodezi Eco-Industrial Park (IP), spanning an impressive 400 hectares, is set to become a leading example of sustainability in industrial development. Scheduled to hand over its first phase to tenants by the third quarter of this year, this project aligns perfectly with the Vietnamese government’s vision for eco-industrial parks. As global trends increasingly prioritize green and sustainable practices, Prodezi is positioned at the forefront of this initiative.

    Pioneering Eco-Industrial Models

According to Huynh Van Son, Vice Chairman of the Long An People’s Committee, Prodezi is not just about high technical standards; it’s pioneering the eco-industrial model in the Mekong Delta region. The park’s strategic location next to the LA Home eco-urban area reflects a significant step forward in fostering integrated, sustainable industrial development in southern Vietnam.

    Investment and Core Pillars

With an investment of over $195 million, the park’s development focuses on four core pillars:

    • Renewable Energy: Implementation of solar energy systems and energy-efficient technologies to significantly reduce CO2 emissions, aiming for carbon neutrality in the long run.
    • Water Recycling: Advanced systems will minimize resource extraction and reduce pollution, promoting responsible use of essential natural resources.
    • Green-Building Certification: Buildings within the park will meet international standards for green certification, ensuring they utilize environmentally friendly materials and optimize energy consumption.
    • Biodiversity Preservation: The project emphasizes conservation efforts by creating green spaces and protecting existing natural ecosystems.

A Broader Movement Towards Green Infrastructure

Notably, KCN Vietnam is also stepping up its commitment to sustainability. They recently announced efforts to develop more green buildings aligned with global standards, aiming for energy-efficient, eco-friendly industrial facilities. Last year, KCN Vietnam commenced two significant projects, DEEP C Haiphong and Nhon Trach in Dong Nai, both targeting LEED Gold certification, a prestigious recognition by the US Green Building Council.

Hardy Diec, CEO of KCN Vietnam, emphasizes that their approach integrates green building principles throughout the lifecycle of their projects, focusing on energy performance, water efficiency, and sustainable materials. This holistic view is vital as global supply chains shift, increasing demand for high-quality industrial infrastructure in Vietnam.

    Comprehensive Ecosystems for Investment

Diec also points out that for Vietnam to maintain its momentum in attracting foreign investment, developers must go beyond just offering warehouse space. Instead, they need to foster comprehensive ecosystems enabling companies to safely and sustainably establish and expand operations. Plans are already in place to ramp up investments and expand the land bank across key economic zones, ensuring flexible options while adhering to sustainable development standards.

Expansion of the Vietnam-Singapore Industrial Park (VSIP)

Another significant player, Sembcorp, alongside its Vietnamese partner Becamex IDC, is actively expanding the Vietnam-Singapore Industrial Park (VSIP) portfolio. They aim to establish 20 integrated townships and industrial parks across Vietnam, covering 12,000 hectares. The recent signing of a Memorandum of Understanding (MoU) for four prospective VSIPs in Haiphong and other provinces signifies a robust commitment to sustainable industrial development.

VSIP III, located in Binh Duong, has commenced operations in 2024. This park, spanning 1,000 hectares, promises to be a green and smart industrial hub, leveraging renewable energy systems and sustainable infrastructure. Its features include:

    • A 50-hectare solar farm for clean energy.
    • Advanced wastewater treatment systems meeting green standards.
    • Smart technologies integrated for efficient traffic management and security.

Already, VSIP III has attracted international companies committed to sustainability, including the recent opening of an environmentally friendly factory by Danish toy manufacturer Lego.

    Vietnam’s Journey Towards Eco-IPs

Vietnam’s journey towards eco-industrial parks has evolved significantly over the years. From initial pilot projects in cities like Ninh Binh, Danang, and Can Tho in the early 2000s to current developments in Haiphong, Dong Nai, and Ho Chi Minh City, the nation is dedicated to replicating these models elsewhere. This aligns with Vietnam’s national strategy on green growth, the circular economy, and commitments to achieve net-zero emissions by 2050.

    Expert Insights on Sustainable Practices

Industry leaders continue to advocate for eco-friendly principles. Paul Tonkes, from Indochina Kajima, highlights that all Core5 Vietnam properties adhere to a strict LEED action plan. This commitment extends to managing resources responsibly and prioritizing low-energy materials during construction.

Nha-Vinh Julien Nguyen, country head at WHA Vietnam, points out that their approach to attracting high-value manufacturing investments is rooted in smart concepts blending infrastructure quality with environmental care. Their innovative solutions for energy efficiency and waste recycling stand out in Vietnam’s industrial landscape.

    Conclusion

The evolving landscape of eco-industrial parks in Vietnam, epitomized by the Prodezi Eco-Industrial Park and other initiatives, showcases a dedicated effort to meet global sustainability standards while nurturing economic growth. The collaboration between government bodies, local enterprises, and international investors underscores Vietnam’s commitment to building a greener, more sustainable industrial future.
