Milestone Project: Aiming for the Future

Scheduled for completion in the first quarter of 2027, SLP Park Tien Du is notable as SLP’s eighth project in Vietnam and its fourth in Bac Ninh. With Bac Ninh securing the third highest foreign direct investment (FDI) in the country in 2025—totaling $18.5 billion—the region brings together an impressive ecosystem populated by leading global manufacturers. The strategic location of SLP Park Tien Du, just 30km from Hanoi’s central business district, places it within one of Northern Vietnam’s most established manufacturing ecosystems. With established supply chains and supporting industries, manufacturers benefit from seamless access to major transport corridors such as the Hanoi–Bac Giang Expressway and National Road 18, aiding both regional and export operations.

SLP Park Tien Du is designed as a Grade-A, single-story ready-built factory complex encompassing a total gross floor area of 74,414 square meters divided among eight buildings. Each unit ranges between approximately 2,800 to 3,600 square meters, allowing for flexible leasing configurations that cater to various manufacturing scales.

With a focus on operational efficiency, the initiative boasts an eight-meter clear height and a floor load capacity of 2–3 tonnes per square meter. Such specifications accommodate diverse production lines and machinery needs, ensuring manufacturers can optimize their operations effectively.

In addition to its technical specifications, the project includes a two-story customer service center that underpins a customer-centric approach. This facility fosters engagement through balanced working environments and enhanced onsite interaction areas.

Supporting Manufacturers Every Step of the Way

SLP orchestrates a comprehensive support system through its One-Stop Service Station framework. This initiative presents lifecycle-oriented setup support, harnessing the expertise of local teams that offer direct consultation. They also liaise with qualified external partners at various stages, covering aspects like licensing, fit-out planning, and even labor sourcing. This holistic approach streamlines project rollouts, facilitating a quicker transition from setup to full operational status.

Commitment to Sustainability

In line with modern standards, SLP Park Tien Du aspires for LEED Gold certification, emphasizing its commitment to environmentally sustainable development (ESG). Key features include a 130 kWp rooftop solar system, electric vehicle charging stations, low volatility organic compound materials, and water-efficient fixtures. Furthermore, the site will feature green landscaping and shaded outdoor areas to combat heat island effects, enhancing overall environmental performance.

Market Response and Future Growth

Dinh Hoai Nam, principal and head of leasing at SLP, revealed that the decision to expedite construction was driven by outstanding leasing performance, maintaining a ratio above 97% in 2025. This reflects the vibrant demand for operational spaces in Vietnam’s rapidly growing manufacturing sector.
